Attic restoration after bats

Attic restoration is the last stage of a bat job: stripping out insulation soaked with urine and droppings, cleaning and sanitizing the joists and sheathing, and blowing in or laying new insulation so the attic works properly again.

It is the most expensive part of a large job. The national cost guides put it at $2,500 to $5,000+, on top of exclusion and guano removal, mainly driven by the attic's size and how much insulation has to go.

Signs the attic needs restoring, not just cleaning

  • Insulation is stained, flattened or damp across a wide area.
  • A smell persists after the droppings were removed.
  • Upstairs rooms are colder in winter or hotter in summer than they used to be.
  • Ceiling drywall below the roost is stained.
  • Wood is damp or darkened where bats roosted.
  • The colony was there for several years.

What a proper restoration covers

  1. Full removal where it is soiled

Contaminated insulation is vacuumed out and bagged rather than topped up; new insulation over old droppings keeps the smell.

  2. Sanitize and deodorize

Joists, sheathing and top plates are cleaned and treated to break down urine, which also removes the scent that draws bats back.

  3. Repair what is damaged

Stained drywall, rotted trim or damaged vents are repaired, often by a general contractor.

  4. Air sealing

With the attic empty, it is the cheapest moment to seal gaps around lights, pipes and the hatch before new insulation goes in.

  5. New insulation to current levels

Ask what R-value is going in. Many older homes are under-insulated, and this is the time to fix that.

  6. Protect the house during the work

The hatch is sealed with plastic, the HVAC is off, and waste leaves through the shortest route.

How restoration runs

  1. Survey

The attic is measured and the extent of soiling recorded, so the quote covers the right area.

  2. Strip out

Old insulation and droppings are removed with HEPA vacuums and bagged.

  3. Clean and seal

Wood is cleaned and treated; air leaks into the house are sealed.

  4. Insulate

New insulation goes in to the agreed depth, and the attic is checked for any gaps bats could use.

Before you book

What is attic restoration?

Removing insulation and debris damaged by animals, cleaning and sanitizing the attic, and installing new insulation so it is clean and energy efficient again.

How much does attic restoration cost after bats?

The national cost guides put it at $2,500 to $5,000+, separate from exclusion and guano removal. Large attics or full insulation replacement can cost more.

Can I just add insulation on top?

Not over droppings. It traps the smell and contamination and can draw bats back. The soiled material needs to come out first.

How long does attic restoration take?

Often one to three days for an average house, depending on size and access.

Does attic restoration help energy bills?

It can. Insulation flattened or soaked by a colony loses much of its value, and new insulation plus air sealing usually improves comfort upstairs.
